HMV Specializes in Land Assemblage

Land assemblage is a real estate tactic employed in land acquisition. The real estate professional acquires two or more parcels of land adjacent to one another and combines them into one. The intention once this process is complete, is that the value of the combined parcels is greater than the sum of the value of individual parcels, not combined. This can be an extensive and complex process that only becomes more complicated the more parcels and parcel owners who are involved. Excellent relationship building and communication skills are key in the art of assemblage.

David Choo
Managing Director

David Choo is responsible for the overall investment activities of HMV, a single-family office real estate investment/development firm with offices in California. He has over 35 years of extensive experience in the real estate investment and mortgage financing industries as an investor, land developer, project designer, and mortgage banker with an emphasis on large scale land assemblage and programmatic design of unique mixed-use projects. Mr. Choo has been a licensed California Real Estate Broker since 1995.

In 2003, Mr. Choo began acquiring parcels for a development project at the corner of First and Mission Streets in San Francisco. He ultimately purchased, for his own account, 7 parcels of land, acquired from 5 separate owners, upon which he proposed a 910’ office building tower and a second 640’ hotel and hotel-branded residential tower. These two towers, totaling 2.4 Million SF, ultimately received entitlement approvals and are currently being built by the Chinese developer Oceanwide Group. The hotel/residential tower has been flagged as the Waldorf-Astoria San Francisco Hotel and Towers.

Mr. Choo served two terms as President of the California Mortgage Association in addition to serving on its Board of Directors and chairing several committees. David has been a past director of the California Trust Deed Broker’s Association and has been a past member of the Mortgage Association of California, the Mortgage Bankers Association, The Fisher Center for Real Estate Studies at U.C. Berkeley, and the California Mortgage Association. Mr. Choo has served on the Board of Directors of The San Francisco Conservatory of Music and Cal Performances at U.C. Berkeley.

Mr. Choo started his career as a Software Engineer at ASK Computer Systems in Los Altos, California and designed manufacturing management software applications. Mr. Choo received dual Bachelor’s degrees in Economics and Computer Science from the University of California at Berkeley, in 1984.

Daniel Kim
Chief Operating Officer

Daniel Kim joined HMV in 2020 and serves as the Chief Operating Officer, focused on overseeing the execution of all aspects of the various commercial real estate development activities at HMV, including entitlement, financing, structuring new ventures, project management, marketing, leasing, and asset/property management.

Prior to joining HMV, Daniel served as a Commercial Real Estate Capital Advisor to ultra-high net worth investors and family offices at Keystone Mortgage Corporation and was focused on originating and executing debt and equity placements on income-producing commercial real estate. During his tenure at Keystone, Daniel was involved in the origination and closing of over $600 million in financings with Keystone’s LA and OC offices. He was also actively involved in assisting Keystone’s dedicated asset management team in monitoring and analyzing the financial performance of 350+ properties in Keystone’s $1.5+ billion servicing portfolio.

Jason Choo
Director of Development

Jason joined HMV in 2017 and serves as the Director of Development, focused on forward planning, analysis of development feasibility, entitlement work, project management, and marketing. Before HMV, Jason worked in a few different roles within the general business development field.

 

Upon graduating from university, Jason worked at Doosan Heavy Industries & Construction in Seoul, South Korea in several different business development departments, including new business development, international marketing, and eventually the M&A department in his a 5-year tenure. Jason received his Bachelor of Science degree in Mechanical Engineering from the University of California, San Diego.
